European developer and owner of semi-industrial and logistics real estate VGP has just handed over the premises in Hall “A” of VGP Park Ústí nad Labem City to two tenants. The first is Exyte Technology, an expert in high-tech equipment and technology, which has leased almost 12,600 sqm of warehouse and office space. The second tenant is Bosal Aftermarket Europe, a leader in the development and production of catalytic converters and emission control systems for passenger cars and industrial applications. It has leased a total of 10,210 sqm of production and warehouse space. The building was built to BREEAM Very Good green certification.
VGP Park Ústí nad Labem City is located on a brownfield site near the city centre on the site of a former glassworks between Sklářská, Tovární and Kekulova streets. Its location close to the end customers makes it particularly suitable for last mile logistics, and it is located just 2 km from the D8 motorway connecting Prague and Dresden. Ústí nad Labem has a long industrial tradition and can therefore be an ideal location for expanding the business of both logistics and industrial companies. Their expansion into the area will create dozens of jobs, which will also boost employment in the region.
Bosal, originally from the Netherlands, was founded in 1923 and has since experienced significant growth and become a major innovator in the automotive and energy industries. It currently operates 17 industrial sites, 12 distribution centres and 7 research and development centres with a team of 2,500 employees worldwide. Its main products include emission control systems for passenger and commercial vehicles, roof racks, towing devices and other components for the automotive industry.

It focuses on clients operating in the semiconductor, battery cell, pharmaceutical, biotechnology and data centre sectors. In its new premises in VGP Park Ústí nad Labem City, it focuses on the production of modular units that include lightweight frame structures with prefabricated piping systems.
At VGP Park Ústí nad Labem City, a total of 3 halls with a minimum BREEAM Very Good green certification are being built on a total area of almost 11 hectares, with more than 52,000 m2 of lettable space. Hall A is currently completed and fully occupied. Two more halls are in the pipeline offering over 29,000 sqm of lettable space, of which over 10,000 sqm is already let. The park is just a 3-minute drive from the city centre and a 5-minute walk from the train station. There are also several public transport stops (buses and trolleybuses) in close proximity.
