Vila dům Na Vinici apartment project by PSN receives approval

In the Vinohrady district of Prague, PSN completed the approval of the chamber project Vila dům Na Vinici. It has a total of 27 units in 1+kk to 3+kk layouts, and most of them have a balcony or a front garden. Almost 60% of the apartments are sold, only 10 are left vacant.

The Vila dům Na Vinici project includes 27 apartments ranging in size from 27 to 73 m2 and 1+kk to 3+kk layouts. More than half of them are sold. The units are characterized by a timeless, practical and cozy design. The interiors are accompanied by harmonious natural tones, clean lines and colors that can enliven, for example, green motifs.

“The new building, located just 150 meters from the beautiful Havlíčkové orchards, was created very spontaneously, by separating part of the land from our successful Depo Grébovka project, which we completed in January 2021. We liked the place, which offers extraordinary views of Prague on one side and the surrounding villas on the other. We are now approved and the new owners will be moving in soon. I believe that they will be as excited about their new home as we were when we conceived the villa house with the architects and then enjoyed its realization,” says PSN residential projects director Marek Padevět.

The comfortable new building in Perucká Street refers to the construction of the first republic and at the same time is carried in the modern design of today. The architectural design of the apartment building with 1 underground and 4 above-ground floors (the last receding) pays attention to traditional living values ​​and respects the surrounding buildings. It ingeniously uses the surrounding curves – for example, through balconies, terraces and windows, it reflects the atmosphere of the locality.

The project does not forget about modern technologies and maximum user comfort – the apartments include controlled ventilation with recuperation, and on the top floor, there is also preparation for air conditioning. “These days, enormous inflation and the complex situation on the energy market significantly affect the interest in new housing. As their prices continue to rise, it is necessary to think more about consumption and look for ways to save. One of the ways is the installation of recovery units that work on the principle of heat recovery. In addition, the controlled ventilation system ensures a constant supply of fresh air without the need to open the windows, thanks to which there is no heat loss, especially in the heating season. New residents of the Vila dům Na Vinici project can thus look forward to a significant reduction in heating costs and at the same time a healthier indoor environment,” explains Marek Padevět. There are also garage spaces located in the basement of the house, where the owners will also have cellar storage spaces at their disposal. A paved terrace was created under the balconies with direct access to the front garden on the roof of the basement, which transitions into an open space with grass. It will thus provide residents with a quiet place to relax and meet.

The Vila dům Na Vinici project is located in the attractive residential area of ​​Prague-Vinohrady. All civil infrastructure is not missing here, e.g. schools, cultural stands or hospitals. Together with new businesses, restaurants, cafes and shopping centers, as well as smaller shops, they create a pleasant space for a happy life for local residents.
