Warsaw’s total office stock grows to 5.69 million sqm in H1

Warsaw’s total office stock hit 5.69 million sqm in the first half of 2020, up by 106,800 sqm, according to Cushman & Wakefield. The largest office completions from January to June included two phases of Varso, Chmielna 89, DSV HQ and Biura przy Willi, another phase of the Browary Warszawskie project. The office development pipeline totals nearly 680,000 sqm, due for delivery between 2020 and 2022. Cushman & Wakefield estimates that 361,000 sqm will be delivered this year, more than double 2019’s volume. Based on pre-lease levels, these projects are very likely to be delivered on scheduled. New supply planned for 2021 is estimated at 339,000 sqm, with some projects that have not secured pre-leases likely to be delayed until 2022.
