How much do you need for a new high-end flat. What higher standard flats can we find in the offer of developers? In which investments can we buy them? What area do they have? What amenities do the projects provide?
Tomasz Kaleta, Sales Department Director, Develia S.A.:
One of the most luxurious flats on offer is a four-room flat with an area of over 111 sq.m., located in the Grzegórzecka 77 project in Kraków. The most noteworthy feature is the spacious, almost 43-square-metre, living room with a kitchenette. An over 10-metre balcony is also assigned to the flat. Thanks to numerous glazings and high windows, the flat gets excellent sunlight. The whole project costs approximately PLN 2 million.
Grzegórzecka 77 is a high-standard investment in Kraków’s Grzegórzki district, only 2 km from the Old Town Market Square and 200 metres from the Vistula Boulevards. The estate is being developed in an area with a rich local infrastructure, in line with the idea of a 15-minute city. Residents will be able to meet most of their daily needs without using a car. We have also taken care of the immediate surroundings of the project. The estate’s communal spaces are enhanced by walking paths, a fountain and a playground, while the inner courtyard is planted with a diverse palette of decorative plants.
Angelika Kliś, board member of Atal:
Currently, the most luxurious and expensive flats available in the company’s offer are those being built in high-rise buildings in Katowice. In the Atal Olimpijska investment in Katowice, a 120-square-metre flat located on the 29th floor is available to buy for PLN 1,722,000.
Atal Olimpijska will be the tallest residential building in Upper Silesia. This 35-storey Silesian skyscraper will measure 128.66 metres.
The spectacular crowning glory of the building will be an observation deck located on the roof, which will allow the eye to enjoy an impressive view of the Katowice skyline and even the mountains. The building will offer state-of-the-art architectural solutions, such as an aluminium façade with large glazing, a ventilated façade and glass-filled balustrades.
Numerous amenities are planned, such as a bicycle room, accessory rooms and a leisure area with greenery and small architecture. A reception desk will be located on the ground floor of the building. The flats in this class will be equipped with underfloor fan coils, which enable heat recovery and efficient heating, cooling and ventilation. In addition, the coating applied to the window panes will reduce energy consumption.
A flat with an area of 161 sqm, located on the 33rd floor, is offered in the Atal Sky+ investment in Katowice. The price of the flat is PLN 1 935 000. The flat will be located in building A, which is the dominant feature of the investment and has 36 floors above ground. It will be, next to the Atal Olimpijska building, one of the tallest residential buildings in Silesia. A recreation and service area will be located on two storeys. The development will feature a huge, modern playground with educational toys and sensory paths, as well as relaxation areas: a yoga field, an open-air cinema, neighbourhood zones with neighbourhood libraries, neighbourhood gardens, a nature observatory and insect hotels.
Janusz Miller, Sales and Marketing Director at Home Invest:
The most luxurious flats on offer are currently waiting for customers in the Apartamenty Oszmiańska II project in Warsaw’s Targówek Mieszkaniowy and in the Enclave Ursynów project, located at Kłobucka Street on the border of Ursynów and Mokotów. The flats range in size from 81 sqm to 112 sqm. Prices start from PLN 1,251,000 gross. The investments offer the necessary amenities for the most demanding customers.
Piotr Ludwiński, Sales and Customer Service Director at Archicom:
One of our most prestigious proposals is the Apartamenty przy Kwitnącej Wiśnicej w ramach Modern Mokotów development in Warsaw. The building houses 40 units, of which the flats of over 140 sqm deserve special mention. The above-standard height will increase the available living space, while large glass portfères and corner windows will provide excellent light and exceptional views. A functional and representative lounge area will be located on the ground floor. The apartment building will be distinguished by its unique ruby colour scheme, terraced layout and eye-catching facade. It will fit into the modern urban fabric while guaranteeing access to greenery.
Mariola Żak, sales and marketing director at Aurec Home:
We notice that high-end flats from the Miasteczko Jutrzenki ecological estate are on the target of an increasing number of buyers. Exclusive residential units in a convenient location are an excellent proposition for tourists who are looking for a spacious high-standard flat focused on comfort and convenience during the holiday season. This is why the luxury units in this project are spacious, with large terraces and often a view of the beautiful Warsaw skyline.
The estate space also has a lot to offer, i.e. numerous green areas, solar benches, a pond, an educational playground for children and a relaxation zone located on the roofs of the residential buildings. A special place is also Aurec Active, a private relaxation and exercise space made available only to residents, where they can train free of charge in stationary and open-air gyms or freely use the fitness and pilates rooms.
Michał Witkowski, sales director at Lokum Deweloper:
We offer the most prestigious flats at Wrocław’s Lokum Porto housing estate located in the Old Town, where you can walk to the Market Square in just a few minutes and the full urban infrastructure is at your fingertips.
The largest flat of an impressive 150 sqm takes up the entire floor of the building, ensuring maximum privacy for future residents. It includes two terraces of 18 sq m and as much as 38 sq m, as well as four balconies. The flat is also equipped with air-conditioning. This exceptional apartment consists of three very arranged rooms, a study and a very spacious living room with a kitchenette. There are two bathrooms, a separate toilet, as well as a dressing room. The property is oriented on four sides of the world, which is rare these days, and the view from the windows includes green areas running along the Odra River and the centre of Wrocław. An unquestionable asset of the flat is its numerous windows, which let in a lot of natural light.
There are still a few exceptional flats of premium standard available in the offer of Lokum Porto housing estate. The buildings in which they are located are distinguished by a small number of units, which gives them an intimate character. They are surrounded by a green patio, where vehicular traffic is kept to a minimum. The elegant architecture is emphasised by common areas with carefully selected greenery and ponds. Residents have an outdoor gym, playground and electric vehicle charging stations at their disposal.
Karolina Bronszewska, Director of Marketing and Innovation at Ronson Development:
Within our offer we can distinguish the Nova Królikarnia housing estate. It is a project of cosy villas located in Lower Mokotów in Warsaw. The estate is characterised by intimate, low-rise buildings and greenery surrounding the buildings. The project refers to the over 100-year-old idea of the Garden City, where more than 60 per cent of the area is biologically active.
The estate has been designed as an oasis in the heart of the city, surrounded by a green park of more than 5,000 square metres. The single-family homes in this development have their own lake, playground and jogging paths. Each building is distinguished by its above-standard room height. The living area on the ground floor is 3 metres high, while the private areas on the floors are 2.8 metres high.
The aesthetics of the buildings are inspired by the style of Scandinavia and Switzerland. Therefore, greenery, light or views are an integral part of the interiors, and the garden is a functional extension of the living room. The finishing of the houses will be carried out with the highest quality materials, such as wood, glass or decorative facade bricks, which emphasise the modern, light and elegant character of the houses. The image is also complemented by roof terraces with access through skydoor glass doors, which further illuminate the staircase.
As part of the Nova Królikarnia project, we also ensure the presence of sustainable and ecological solutions. One of the key elements is a state-of-the-art heating system based on a hybrid heat pump, combined with a gas boiler that automatically starts up when the temperature is below 5°C. The development also takes into account the development of electromobility by offering charging sockets for electric vehicles in the garages. To ensure a healthy indoor environment, we have incorporated an air filtration system in each home that eliminates allergens and pollutants through the use of recuperation. We also work to protect the environment through the re-use of rainwater and the use of drainage boxes in the gardens with a submersible pump, collecting rainwater from the roofs or the possibility of installing photovoltaic panels. Selected buildings are also distinguished by green roofs, which act as additional thermal insulation.
