Wheelock Street Capital secured $40m to purchase the Hyatt Regency Dulles hotel next to the Washington Dulles International Airport. Located in the Washington, D.C., area suburb of Herndon, Virginia, the 316-room hotel sold for $47.1m or just over $149,050 per room key. Totaling 13 stories, the property sits on a 6.4-acre site next to the intersection of the Dulles Toll Road and Route 28. A 29,000 sq ft executive meeting center was added to the hotel in 2014. Holliday Fenoglio Fowler worked on behalf of the borrower to place the five-year, floating-rate loan with a financial services company. The property last sold for $73.9m in 2008 to Thayer Lodging, a hospitality investor that was acquired in 2014 by Brookfield Property Group.
