Wyborowa Pernod Ricard, part of the Pernod Ricard Group – a global producer and distributor of spirits and wines – has renewed its lease in the Lumen building. The deal also includes the redevelopment of the office space.
On the Polish market, Wyborowa Pernod Ricard is responsible for the sales and marketing of brands available within the Pernod Ricard Group, as well as for the production and development of Polish vodka brands internationally. The company is headquartered in Warsaw, with production facilities in Poznan and Zielona Gora, and opened a modern distribution center in Zielona Gora in May. In Warsaw, the company’s office has occupied the entire 11th floor of the Lumen building on Zlota Street since 2016. The company has decided to stay there for the next few years. Wyborowa S.A. is one of the main tenants of the Skylight & Lumen complex.
Part of the agreement to extend the lease of more than 3,100 sqm is also the redevelopment of the office space, which will be supervised by experts from Globalworth’s Workplaces division.
The fact that Wyborowa Pernod Ricard has decided to stay at Lumen for the next few years is the best confirmation of the success of our building and a sign of confidence on the part of the tenant. To emphasize our competitiveness in the capital’s market, we are consistently investing in our properties and improving our systems so that they meet current standards and provide the utmost comfort for their users, which is why the contract extension will be accompanied by a customized renovation of the office space. We are also carrying out a metamorphosis of the lobby at Lumen and implementing the Globalworth application, which provides, among other things, contactless movement around the building and makes it easier for its users to organize their work in the office by, among other things, reserving a parking space, desk or conference room. I am convinced that the aforementioned changes and amenities will appeal to all tenants and will make employees more eager to return to the office, which also combines the advantages of an excellent location in the city center,” says Anna Korwin-Kulesza, Asset Management & Leasing Director, Globalworth Poland.
JLL represented the tenant in the transaction.
The design of the new office space will require an in-depth analysis of both the requirements and needs of the employees. Work standards have changed dramatically in recent years, so when furnishing an office, it is important to adapt it to a hybrid work pattern. This is also what the new space arrangement for Wyborowa Pernod Ricard will require. In such a case, it is definitely crucial to involve employees, to listen to their insights, as it will be the new space for them. In addition, special attention should be given to ESG assumptions, which are crucial for a growing number of tenants,” says Jakub Zielinski, Head of Workplace Strategy & Change Management at JLL.
We decided to extend the contract, among others, because of the location of the office, which is appreciated by employees – providing good access by public transport. Also of great importance was the availability of parking spaces, as well as direct access to a shopping center with numerous food outlets and service facilities. The proximity of the railway station is an additional advantage – it makes it easier for our employees from plants in Zielona Góra and Poznań to reach meetings at our headquarters in Warsaw conveniently and quickly, and vice versa,” Izabela Nowikowska, HR Director, Wyborowa Pernod Ricard.
The Skylight and Lumen buildings are among the most well-known and prestigious office buildings in Warsaw, offering comfortable space that meets the needs of the most demanding companies. Tenants appreciate their location in the city center and direct proximity to the Złote Tarasy shopping mall. Both buildings were included in Globalworth’s portfolio in 2018. The Skylight & Lumen complex was developed in accordance with sustainable construction principles, has a BREEAM certification of “Excellent” and a WELL Health & Safety 2022 rating, and offers a total of more than 49,000 sqm of comfortable office space. The buildings are characterized by an excellent location in the heart of the Central Business District, which guarantees proximity to public transportation, the Warsaw Central Station and a rich business, hotel, entertainment and cultural base.
