Xella Polska renews its lease of 1,400 sq m at GreenWings office building in Warsaw

Xella Polska has decided to stay in the GreenWings office building in Warsaw. The tenant was advised on the renewal of its lease for more than 1,400 sq m by real estate advisory firm Savills.

The Xella Group, through its brands Ytong, Silka and Multipor, is the world’s largest producer of building materials made from autoclaved aerated concrete and calcium silicate. The Xella Group employs more than 5,200 employees and is a leader in digitally supported construction processes. Its Polish head office has occupied more than 1,400 sq m in GreenWings since September 2015.

“Sustainability is deeply embedded in the DNA of our energy-efficient building materials. This is why, when choosing the location for our Warsaw headquarters, we considered workspaces with green certificates and low carbon footprints. We chose to remain in GreenWings as it meets these criteria; we also value the flexibility of our office space, which has gone through significant change over the last eight years alongside the transformation of our business. We also appreciate the openness of the property manager and landlord, who will both always go the extra mile to meet our evolving needs. With the extension of our lease we are gearing up for a major revamp of our entire office space. Xella is unique in that despite a hybrid work mode being available, our team wants to work in office and meet face-to-face as often as possible. GreenWings is a modern office building designed by a renowned architectural firm JEMS Architekci. It offers close to 11,000 sq m of leasable space, 270 parking spaces, bike parking and end-of-trip cycling facilities. An important part of GreenWings is greenery – both outdoors and indoors where biodiverse green walls in the communal areas of the office building feature an optimal number of plants for better user comfort. The property has been BREEAM ‘Very Good’ certified for its sustainable building materials and innovative solutions that minimise service charges.

The building is located in ul. Komitetu Obrony Robotników in Warsaw’s WƂochy district, in the immediate vicinity of Chopin Airport. It enjoys easy access to other parts of Warsaw, including the city centre, and is well-serviced by public transport. Global real estate services firm Cushman & Wakefield is the sole leasing agent for GreenWings.
