YIT launches new Happi Milánská project in Prague 15

YIT has started construction of the Happi Milánská project in Prague’s Horní Měcholupy and has put into sale 72 new Finnish-style apartments up to 99 sqm in size. The apartment building with excellent access to both nature and the city center will also include three commercial spaces. Completion the developer plans in the spring of 2024.

The Happi Milánská project has 72 residential units with a layout of 1 + kk to 4 + kk and sizes from 27 sqm to 99 sqm. Of course, there will be plenty of cellars or chambers, a carriage house, a room for washing bicycles and dogs or a planned community terrace on the 6th floor. The house will also include three commercial spaces suitable for small shops and services, one with a terrace on the ground floor of the building. “We are glad that we managed to move another project to the construction phase and we can put over seventy new apartments on the market, which is struggling with huge unsaturated demand. Already in the preparatory phase, we recorded great interest in both the purchase of an apartment for housing and investment, “says Dana Bartoňová, Sales Director of YIT Stavo.

The apartment building with 7 above-ground and 2 underground floors, designed by the Schindler Seko architects studio, naturally follows Milánská Street. The profile of the northern corner of the building responds to the opposite town hall and mirrors it with its edges. The building in the shape of rectangular intersecting blocks corresponds to the characteristics and structure of the surrounding buildings. The house has an L-shaped floor plan and its residential part faces the courtyard with greenery with a convenient orientation to the southwest – this will guarantee future residents a quiet and pleasant living.

The simple white color of the façade is complemented by plaster in the concrete structure on the indented parts with overhanging constructions of the gallery and balconies. It is the balconies that are characteristic of the Happi Milano apartment building, and the individual floors of the building will be visually distinguished in these places by the color design of the entrance doors to the apartments, their lintels and partitions. It is also planned to install steel wire ropes on the façade to fill the railings and also to support climbing plants, which will create an optical barrier full of greenery. The construction of the balconies and balconies, as well as all the supporting vertical and horizontal structures as well as the bathrooms in the project, will be made of prefabricated concrete parts. The use of this modern technology will enable even more efficient and precise construction and at the same time better final quality.

Horní Měcholupy provides its inhabitants with excellent civic amenities. There are kindergartens and primary schools, grocery stores, restaurants and a brewery. The necessary authorities are also close to the project – the local town hall and the local labor office, trade license office and the city police are directly opposite. A bus stop right in front of the house with lines leading to the metro or a train station about a 15-minute walk away will ensure smooth transport connections to the city center. There is no shortage of larger shopping centers in the area, within a few minutes drive there is a Retail Park, VIVO! Hostivař, Europark Štěrboholy or Westfield Chodov.

The biggest attraction of the city district is the Hostivařská dam with an adjacent forest park and the Botič-Milíčov nature park, which directly encourages family walks, swimming or sports activities. Street activities, tennis courts and halls or the nearby Golf Club Hostivař will take care of other activities. For relaxation and fun in one, you can go to the largest Czech aquapark in Čestlice, 15 minutes away.
