YIT is continuing the construction of the Lappi Hloubětín mixed-use complex in Prague 9. In the Ranua phase, the company has now unveiled a small 1-bedroom model apartment in an elegant and timeless Finnish style. Taking into account new trends and its own vision, YIT incorporates prefabricated elements into this project. A modular bathroom has thus become part of the model interior. The developer plans to complete the first two phases of Kemi and Ranua, with a total of 209 units, in Q3 2023, with new residents expected to move in later this year. The next phase of Tornio, in the form of a solitary tower with 72 units, should be completed in the first quarter of 2024.
Despite the difficult real estate market conditions, the Lappi Hloubětín residential complex between Kolbenova, Laponská and Granitova streets is growing according to the set schedule. In total, YIT will build almost 290 new apartments in 4 phases. The first two phases, Kemi with 98 units in layouts from 1 + kk to 4 + kk and sizes from 30 m2 to 100 m2 and Ranua with 111 apartments from 1 + kk to 5 + kk and sizes from 26 m2 to 137 m2, are slowly nearing completion. In February this year, the developer launched the sale of the third phase of Tornio, where 79 units will be built on thirteen floors with layouts from 1 + kk to 5 + kk and sizes from 31 to 123 sq m. The fourth phase with commercial space will complete the development.
“We are pleased that the construction of the Lappi Hloubětín project is on schedule and soon the first residents will be able to move in. For those interested in acquiring new housing, we have now prepared a model apartment in the Ranua phase, which is atypically small in size. We are responding to a growing trend where more and more people are buying smaller units under the influence of high mortgage interest rates and huge inflation and then facing the challenge of fully furnishing them. We therefore wanted to show that even on less than thirty square metres it is possible to create modern and cosy housing with everything you need,” says Dana Bartoňová, YIT Stavo’s sales director.
A creative solution for a small space with bright colours
Considering the size of the sample apartment, which covers just 27 sqm, the main idea of YIT Stavo designer Lenka Hlaváčková Schubertová was to provide enough storage space. In this model apartment, I therefore tried to create enough storage space on both sides in the form of built-in wardrobes and kitchen cabinets up to the ceiling.”
When it came to sleeping in the studio apartment, the obvious choice was a sofa bed. “It is a slightly more expensive option, but the simplicity of the layout impressed me. Plus, this piece of furniture can save additional valuable space thanks to its multifunctionality,” the designer adds: “For the colours, I chose classic white as a base, which visually enlarges the room. I complemented this with natural tones – light vinyl flooring combined with brown doors and walnut furniture. To brighten it up, I went for red dining chairs, a yellow sofa and cushions with a subtle floral pattern. The animal-skin rug under the coffee table was an unusual and slightly extravagant piece, but it matches the accents of brown.” The unit also includes a glass balcony, where the railing also features a red hue.
