European Logistics Investment (ELI), has successfully completed the construction of two new warehouses in Silesia. ELI, which is backed by Redefine Properties, Madison International Realty, and Griffin Capital Partners, is expanding its footprint with these state-of-the-art facilities that are already fully leased.

The first warehouse, located in Knurów near Gliwice, spans nearly 35,000 square meters and has been leased to Fortaco Group, a global leader in the heavy off-highway equipment and marine industries. The build-to-suit (BTS) facility offers optimal connectivity to major Polish and European transport routes, including the A1 and A4 highways. Designed to the highest environmental standards, the Knurów facility is on track to earn a BREEAM certification at the “Very Good” level. Fortaco Group’s 15-year lease is expected to generate around 200 new jobs in the area.

The second warehouse, located in Ruda Śląska, measures 16,000 square meters and is part of the Panattoni Park Ruda Śląska II logistics hub, which totals over 72,000 square meters of warehouse space. This facility has been leased to Konimpex, a company specializing in the logistics and distribution of chemical and industrial raw materials. Like its counterpart in Knurów, the Ruda Śląska warehouse is built to top-tier environmental standards and is working toward a BREEAM “Excellent” certification. Konimpex has committed to a five-year lease.

“Silesia is a critical logistics hub in Poland, increasingly vital to the European supply chain,” said Pieter Prinsloo, CEO of European Logistics Investment. “The successful completion of these projects is a testament to the region’s growing importance and reinforces Poland’s role as a top destination for industrial and logistics investments.”

Both developments were realized through ELI’s strategic partnership with Panattoni, a leader in industrial real estate development.
