Hammock Plaza in West Kendall sells for 7.1%

The Hammock Plaza in West Kendall area of southern Miami Dade county has sold for $10.5 million. Located at 11735 South West 147th Avenue the 48,995 square foot retail center was built in 2008. The plaza is more than 90 percent leased with the largest tenant taking up about 5,000 square feet. William Hernandez, of Kaizen Realty Partners, represented the buyer, a local resident who owns 25 shopping centers in Miami-Dade. According to Hernandez, the capitalization rate for this property is about 7.1 percent.
