The first urban rental housing projects that PDS is preparing for the capital city of Prague are about to start the construction procedure. PDS has submitted complete documentation and applications before the end of June 2024.
Jalový Dvůr (Prague 4), Nový Zlíchov (Prague 5), V Botanice (Prague 5), Peroutkova (Prague 5), Palmovka – Zenklova (Prague 8) and Dolní Počernice Project 1, as well as for a kindergarten project in Kyje – Hutě. PDS expects that building permits will be issued within approximately 9 months, i.e. tentatively in spring 2025. The total cost of the implementation of these housing units is estimated by PDS at CZK 2 billion.
“We are not selling the city flats, but we are expanding their number. In addition to repairing existing flats, we are also building new ones. They will serve as affordable rental housing designed especially for the supported professions that Prague needs to run its operations, such as health care workers and teachers, and for fragile groups of residents, such as the elderly or single parents in housing need,” says Petr Hlaváček, Deputy Mayor of the Capital City of Prague. These are not only apartments, but also, for example, school facilities, in this case a kindergarten. “We expect to issue building permits for smaller projects in approximately 9 months, although it is difficult to predict the exact timing. Under an optimal scenario, the first building permits could be issued in the first half of 2025. Subsequently, the Municipality of the Capital City of Prague must approve the construction of the new buildings. Prague will have to announce tenders for the general contractor and the construction of the housing projects will be able to start. Theconstruction itself will take about 1.5 – 2 years,” adds Petr Urbánek, Director of the Prague Development Company.

Residential complex Jalový Dvůr (45 residential units, Prague 4)
Jalový Dvůr is part of the Nové Dvory development area in Prague 4. It includes 45 units of urban rental housing, which will be constructed from CLT panels. It is one of the first apartment complexes to be realized as a wooden building in Prague. As a result, its carbon footprint will be reduced both during construction and the life cycle of the building. If construction starts in 2025, it is realistic – given the construction system – to be completed as early as 2026.

Nový Zlíchov ( 23 residential units, Prague 5)
The smallest apartment project in the PDS portfolio is located at the foot of the Dívčí hrady hill in a quiet residential area of Prague 5. Its concept of larger apartments with balconies makes it particularly suitable for families with children. The ground floor offers one or two retail spaces that can be used for a bakery, a pastry shop or a bicycle repair shop.

Smíchov – V Botanice (53 residential units, Prague 5)
The V Botanice residential building with 53 urban rental apartments and retail space on the ground floor will be built in Smíchov next to the Baroque villa Portheimka. Given that it is located in a very busy location, it also includes a quiet enclosed courtyard with greenery.

The construction of an apartment building with about 50 rental units is planned on a city plot
and on the ground floor with space for services.

Residential building Palmovka – Zenklova (24 residential units, Prague 8)
The new flats will be part of two multifunctional buildings that PDS is preparing in a gap near the intersection of Zenklova and Libeňský most streets. On the ground floor and the first two floors, non-residential space suitable for retail and administration is planned.

Dolní Počernice – Project 1 (270 residential units, Prague 14 administrative district)
In the Prague – Dolní Počernice development area, PDS is preparing a project for a new urban district in the style of a garden city. The development is divided into several phases, the first of which (called Project 1) includes the construction of 270 urban rental apartments. This project has been included in the European ASCEND programme, which aims to promote the construction of climate-neutral and energy-positive urban units. The upcoming urban rental houses are designed in a passive standard with an emphasis on the storage capacity of the internal structures and passive shading of the exterior. The new district includes a second phase of housing construction (Project 2 with 550 apartments), the construction of complete infrastructure and a primary school. It will have its own multi-source energy centre and local distribution system. The use of geothermal and solar energy, a cogeneration gas boiler plant and its own storage tanks. An application has been submitted for a comprehensive amendment to the historic planning permission for the project at this location. Realistically, this is a negotiation of a completely new project documentation and a completely new concept for the design of the whole area.
Kindergarten Sicherova – Na Huty (Prague 14 administrative district)
The kindergarten with a gymnasium and a playgroup for children under 3 years old in Sicherova Street in Prague 14 is the first part of the future new centre of the already existing Na Hute district, which will grow to include urban rental housing, shops, services and amenities.
