Skanska to build 126 more flats in Modřany for more than CZK 1 billion

The residential development group Skanska Residential of the Swedish group of the same name will build 126 flats and six non-residential units in the second phase of the Modřanský cukrovar project for more than CZK 1 billion, the company announced.

Currently, 35 percent of apartments in the second stage have been sold. The price starts at CZK 125,780 per square meter. According to an analysis by the development companies Skanska Residential, Trigema and Central Group, the average price per square metre in a new Prague apartment was CZK 146,459 in the third quarter of last year.

The predominant flats will have a layout of 2+kk and 4+kk, but there will also be 1+kk, 5+kk and so-called townhouse flats, i.e. open roof lofts. All apartments will have a front garden, terrace or balcony. Premium flats on receding floors will also have a terrace with a pergola.

The underground floors will have cellars, service rooms, garages with preparation for charging stations for electric vehicles. The project will also include a courtyard with a park, and a central square and amphitheatre will also be created in the area. The adjacent Vltava embankment will also be revitalised.

The general architect of the project is the Chybík + Krištof studio. The Loxia studio collaborated on the design of the second courtyard. Ferdinand Leffler’s studio Flera is behind the final form of the public spaces. After the completion of the construction, the art elements that resulted from the ART.cukrovar public art competition will be installed in the area. Specifically, the installations will be Sugarloaf, Pinwheels, Industrial Archaeology and The Lion Guarding the Beet.

Throughout the Modřanský Cukrovar project, there should be tanks for collecting so-called grey water, i.e. recycled non-potable water from waste. It can then be used, for example, to flush toilets or for washing in the washing machine. Thanks to the installed technologies, the expected consumption of drinking water at the site will be reduced by 53 percent, from 59 litres per day per capita, according to the press release. Skanska will also use rebetong, concrete made from recycled materials instead of newly quarried aggregate, for the construction.

“At Modřanský cukrovar we are applying innovations that we expect to become the standard for residential construction in the future. These include the use of renewable resources, prefabrication, digitalization, robotics, as well as new working procedures that bring an increase in productivity and quality of construction,” said Petr Dušta, project manager at Skanska Residential.

In addition to the second stage of the Modřanský pivovar, Skanska Residential is also preparing the fourth stage of the Albatros Kbely project in Prague, Habitat in Malešice, the third stage in the Emil Kolben district in Vysočany, the Michelské pekáren project or a wooden building in Radlice. Skanska Residential has been operating on the Czech residential market since 1997 and has built over 9,000 apartments in Prague so far.
