VICUS GROUP AG buys the “Moritzhof” district center in the south of Leipzig

VICUS GROUP AG, Leipzig-based specialist for value-add investments, has acquired the “Moritzhof” district center in the new and established residential area of ​​Leipzig-Lößnig from a fund investment. It was agreed not to disclose the purchase price.

Leipzig-Lößnig, located in the popular south of Leipzig, is a district for everyone due to the extensive infrastructure with local supply, health care, schools, daycare centers, jobs and affordable housing. The “Moritzhof” acts as the only local supply center in the whole area as a central contact point for residents and employees. The attractive, densely populated residential area near Zwickauer Strasse impresses with its proximity to the Lößnig-Dölitz with the Silbersee and the residential areas of the Märchenwiese and Am Rundling; and enables short distances to the BioCity and the science and development location Kohlrabizirkus as well as the urban area Bayerischer Bahnhof due to the optimal public transport connection. The district center has its own stop of the same name, which is served by tram and bus lines. An S-Bahn station is in the immediate vicinity of the property. Within 15 minutes you can reach the city center and the southern part of Leipzig can be reached directly via the B2 federal highway.

With more than 7,500 sqm of rental space, the district center consists of two building complexes, each with an underground car park and a separate driveway. Both parts of the building have a balanced mix of branches – drugstore, grocery store, pharmacy, hairdresser, physiotherapy and ergotherapy, games library, fashion shops, restaurants and other shops and facilities for everyday needs supply people in the entire settlement and catchment area.

The inner-city property with more than 13,400 sqm allows a considerable potential for new construction and development of approximately 50,000 sqm.
