Aluprof SA has joined the group of tenants of the LIXA E building. The 340 sqm of modern space located on the ground floor of the office building will house the company’s office and Aluprof’s first showroom in Warsaw. The LIXA E building has also been chosen for its new headquarters by Unique Work, a medical communications agency, which has also leased nearly 285 sqm of space on the ground floor. It will house the company’s office and a modern recording studio. The latest office building of Yareal Polska’s flagship investment is already more than 70 per cent commercialised.
The LIXA E office building was constructed as part of an office campus near the Daszyńskiego Roundabout in Warsaw. It was developed on the western side of the LIXA City Gardens public walkway, connecting the entire LIXA complex, which will eventually comprise five buildings with a total area of 77,000 sqm. The LIXA E building has delivered nearly 18,000 sqm of modern office space to the capital’s market.

It will be a place where architects, manufacturers and customers will have the opportunity to see Aluprof products in interesting arrangements. The lease agreement for 340 sqm of space in the LIXA E office building was signed for 7 years, and Brookfield Partners advised the tenant during the negotiation process.
The leading medical communications agency Unique Work has also tied its future to LIXA E. The company has many years’ experience on the market and specialises in providing comprehensive marketing services to entities in the medical, pharmaceutical or healthcare & beauty sectors.
Unique Work has leased a 285 sqm premises at LIXA, which will house the company’s office and a state-of-the-art recording studio. Unique Work was supported in its negotiations with Yareal Polska by advisers from Patron Brokers, and the lease was concluded for 5 years.
The LIXA E building was delivered in January 2024 and, like the other parts of the complex, it was completed in accordance with a sustainability strategy that puts ESG standards at the forefront. During the construction of the office building, only electricity from renewable sources, i.e. onshore wind farms, was used, which will also power the building during its subsequent operation. During construction, low-carbon concrete was also used, among other things, for the entire structure and recycled low-carbon aluminium for the complex’s façade. In addition, the office building has been designed with tilt windows to reduce the use of air conditioning and provide access to fresh air, and high-speed energy recovery lifts have been installed inside the building, as well as modern LED lighting. Water from rainfall will be collected and used to irrigate shrubs, perennials and lawns growing in the communal gardens. A pond will be created in the courtyard, around which a water mist will be sprayed on hot days.
The LIXA office campus is being built in stages in the business centre of Warsaw in the close vicinity of Wola, a short walk from the Rondo Daszyńskiego metro station. It was designed by the renowned HRA Architekci studio. Both the existing buildings and the final LIXA D building still under construction are certified under the BREEAM green building system, achieving an Excellent rating. The LIXA project also has a WELL Health-Safety rating, confirming that the complex meets high requirements for safety standards and procedures.
