At the turn of the year, construction of the new residential project Semerínka, which is backed by developer Crestyl, began. The building in Prague’s Radlice district, consisting of four blocks of varying heights that sensitively follow the terrain, will offer 185 apartments and an unobstructed view of Prague and the surrounding greenery from the upper floors. Inside the blocks, a community garden and facilities for families with children will be built. The unique location guarantees easy accessibility by metro and proximity to nature. The investment in the project amounts to CZK 1.5 billion. The general contractor of the construction is Metrostav. The project is scheduled for completion in spring 2026.
“Semerínka combines easy accessibility by metro and proximity to the centre of the metropolis with untouched nature within reach. Those interested in housing also appreciate the fact that this is one of the few projects that will be built all at once, so that even its first residents will not be disturbed by any further construction phases. At the moment we have sold approximately 30% of the apartments and we are convinced that as the building grows, so will sales,” says Viktor Peška, Sales Director of Crestyl.
Semerínka consists of four blocks of varying heights, sensitively following the terrain. Thanks to the well-thought-out architecture, they do not shadow each other and not only from the upper floors, they offer an unobstructed view of the panorama of the Old Town, Smíchov and further across the Vltava River to Podolí and Pankrác, or directly into the surrounding greenery. The architectural studio of David Chmelař is behind the design of the project, the outdoor spaces were designed by the garden architect Petr Hodonický.
Semerínka will offer 185 apartments of all sizes, most of them with loggias or front gardens. As is customary with Crestyl Group projects, the apartments are characterised by the high quality of materials used and an emphasis on functional design. Even the apparent details are taken into account and the most modern technologies are used exactly according to the requirements of the future residents. In addition, the thoughtful facilities of the house and its courtyards will support community life and gatherings. Of course, there is ample parking space in the underground garages, including chargers for electric cars.
The project is located within walking distance of both Jinonice and Radlická metro stations, from where it is only four minutes to Anděl and a few minutes to the city centre. The railway legend Prague Semmering has a stop in nearby Jinonice and runs all the way to the Main Railway Station. Although Semerínka is located in the neighbourhood of Radlická Street, it is surrounded by nature and literally a few minutes’ walk from another world. The immediate surroundings offer a combination of meadows, trees and pastures – countless opportunities to forget the hustle and bustle of the big city. Residents will be able to go to the Przewalski’s horse paddock, climb the crest of the Dívčí hrad, explore the Děvín fortress or head to the Prokopské údolí nature reserve.
More modern housing developments are being built in the area, including all amenities. In the immediate vicinity of Semerínky there is a swimming pool, a swimming pool, a sports hall, a fitness centre and several tennis courts including a year-round indoor hall. And running in the countryside is not hindered at all.
