Developer Stafos Real plans to build eight houses with 381 flats in Olomouc

The developer Stafos Real plans to build a residential complex with 381 flats in Olomouc-Nové Sady, which has asked the municipality to start zoning proceedings for this residential project. Stafos Real wants to build eight apartment buildings on land that is currently used as arable land or is registered as other areas.

The project of Stafos Real envisages the construction of eight six-storey apartment buildings, each of which is to have between 38 and 57 flats. The apartment buildings will be accessible from new roads and sidewalks connected to the adjacent Slavonínská Street. The houses will have parking on the ground floor and Stafos Real plans to build 181 outdoor parking spaces in their surroundings.

Stafos Real focuses its development activities in Olomouc, where it has built apartment buildings, for example, near the Galerie Šantovka shopping centre, in the Slavonín district and in Janského Street. It has built low-energy houses in Velké Týnec near Olomouc.

The demand for apartments in Olomouc and its surroundings is still growing. For example, Redstone is completing the fourth stage of the Šantovka Living residential zone near the centre of Olomouc, where the last four flats are now available. The company has therefore decided to launch the fifth part, which includes two more apartment buildings with nearly five dozen apartments. Their construction is scheduled to start in the summer and completion is planned for autumn 2025. The apartments will be delivered in Q1 2026.

Petr Hlávka, a spokesman for Redstone, said that the interest in Šantovka Living residential apartments is enormous. The fifth phase started a few days ago and those interested have already booked about half of its capacity. “Thanks to the fifth stage, the whole project is also getting clearer contours. The apartments in the buildings situated on the left bank of the Mlýnský Brook are almost ready and now we will start building and selling apartments on the banks of the Morava River. The area will thus slowly close and create an inner block,” said Hlávka.

Residential construction in the Olomouc Region has revived this year after a significant decline last year. Construction of 467 flats started in the region from January to March, up 44.6 percent year-on-year. The growth rate was the highest among the regions in the first quarter. For the full year 2023, construction began on 1,475 apartments in the Olomouc Region, down 34.6 percent compared to 2022. In contrast, housing construction in the region increased by a third in 2022. Housing construction has revived in recent years, especially in Olomouc, where several large housing projects are currently being prepared, built or completed.
