Investors targeting SSE land

Demand has been growing for investment land across Poland since the beginning of the year, according to the most recent figures from JLL. But Agata Zając, coordinator of the investment land division at JLL, points out that investors are mainly interested in land located in Poland’s so-called Special Economic Zones (SSE), as that’s where they’re enjoying the strongest support from local governments.

“The new regulations, that came into force on July 1 are promoting investments in the eastern regions of the country, so investors who’ve been seeking government support in the other regions of Poland were in a rush to secure the building permits for their SSE investments,” says Zając. On the other hand, she adds, a key factor for investors looking for new locations around the country remains the infrastructure system in the region. “What we’re observing at the moment is investors shifting away from the Warsaw warehouse market and targeting locations near the ongoing S8 motorway,” she says. This shift in focus, however, isn’t impacting Warsaw land prices, Zając adds, which are selling between PLN 350 and PLN 550 per sqm.
