Ivančice may grow by up to 1,500 inhabitants in the next few years

Ivančice could grow by roughly 1 500 inhabitants in the next 10 to 15 years, which would be the highest and fastest increase in more than 100 years. This is according to a document on the EIA Information Portal, which concerns the construction of flats and family houses in the north-west of the town in the Horní Pancíře locality. It is planned by the Moravian-Krumlov developer of the same name.

Ivančice currently has less than 10,000 inhabitants and has grown by about 600 people in the last 20 years. The last time Ivančice experienced similar rapid growth was in the 1970s, when it added about 1,200 people in ten years. The development is planned to the west of today’s Horní Pancíře housing estate and north of Oslavanská Street. It will be sandwiched between the housing estate and the gardens towards Oslavany.

The developer is planning a phased construction, which would like to start this year and the expected completion date is now in 2036. It plans to build 26 two-storey houses in the northern part, with an average of more than three parking spaces per house. To the south is a new nursery school with four classrooms for 96 children.

Most of the area up to Oslavanská Street is to be occupied by six apartment blocks, which will consist of several buildings. The tallest will have seven floors and will offer a total of 681 flats, with roughly one underground parking space per flat. The ground floors of the buildings will have some space set aside for small business and retail.

The entire site is eight hectares in size and will be connected to the roundabout in Oslavanská Street from the south, and from the north it will be accessed via Na Úvoze Street. The new housing estate will thus create an additional traffic load of several hundred cars per day in Ivančice. Already today, the arrival from Brno is very complicated in the afternoon rush hour and the intersection of Oslavanská Street and Na Brněnce Street is congested. The situation is also difficult in the vicinity of the bus station.

According to Mayor Milan Buček (Vančáci), the planned project is already covered by the Principles for Construction in Ivančice, which were recently approved by the town council and which impose clear obligations on developers.

Large residential construction is also planned in nearby Zbýšov, which could grow from 3,700 to 5,000 inhabitants, and intensive construction is also underway in neighbouring Oslavany. There is a relatively high interest in housing to the south-east of Brno and it is expected to remain high due to the completion of the nuclear power plant in Dukovany.
