Logivest brokers 38,000 sqm logistics site for NLC GmbH in Lower Bavaria

In a significant development for the region’s logistics sector, Logivest has successfully brokered a logistics site totaling approximately 38,000 square meters for NLC GmbH. The site, located on a former industrial property at Rainer Weg 50, is owned by Hans Wolf GmbH & Co. KG and comprises a 4,000 square meter warehouse alongside 34,000 square meters of open space.

This strategic move allows NLC GmbH to consolidate several locations from the Munich and Landshut areas, bringing together storage for machines, spare parts, and logistics services under one roof. The site, which is fully fenced and equipped with video surveillance, offers easy access via multiple ground-level gates, enhancing its appeal for logistics operations. Its location between Straubing and Regensburg, near the B8 motorway, further adds to its logistical advantages.

The Straubing-Sand harbour, a key trimodal transshipment hub, plays a crucial role in the site’s attractiveness, especially for automotive suppliers, given its proximity to major manufacturers. However, as Alexander Meiringer, Consultant for Industrial and Logistics Letting at Logivest, points out, the increased demand for logistics space in this region has made it challenging to find contiguous properties of this size.

The site will be available for immediate use with 4,000 square meters of warehouse space and 16,000 square meters of open area ready for operations. An additional 18,000 square meters are currently being gravelled and levelled, with completion expected next year, expanding the available open space.

The logistics sector, particularly in retail, is showing signs of recovery following a downturn in new-build space in 2023. With a 31% share of total new-build developments, retail is now leading the way in this sector. The strong pipeline that began in early 2024 has already met nearly 30% of the forecasted growth for 2024/2025. Among the notable projects is Fressnapf’s 72,000-square-meter e-commerce logistics center in North Rhine-Westphalia, which broke ground in March 2024.

NLC GmbH plans to occupy the newly brokered space by late 2024 or early 2025, positioning the company to enhance its logistics capabilities in this strategically important location.
