Shopping centers delivered throughout 2013 opened with better occupancy rates than in previous years. Retailers expanded cautiously throughout the second half of 2013, although some locally developed chains started to grow nationwide. The new deliveries of 2013 translated into 114,500 sqm added to the modern retail stock of Romania. In 2013, it was significantly easier for owners of existing shopping centers with proven success, to negotiate with tenants. Also, in negotiating lease conditions, developing or owning several package deals helped the landlord. The average rent of shopping centers is very much influenced by the competition in a certain city or area.
HIGH STREET (BUCHAREST)
2013 has seen an increased activity on the High Street segment with major retailers being increasingly active and securing even stronger presence on the market. At the same time, relocations and repositioning of high street retailers have been equally prominent. Following the trend of the previous year, the highest demand in 2013 was drawn by supermarket operators. Increased activity was also seen in case of fashion retailers and pharmacies looking to secure key locations in the city.
