The minimum price for the historic Hanácké barracks in Olomouc has dropped below CZK 100 million as the Office for State Representation in Property Matters (ÚZSVM) continues its efforts to sell the property. In the upcoming ninth round of the auction, scheduled for September 3 and 4, the starting price has been reduced to CZK 89 million, down from CZK 111 million. The barracks, located in the heart of Olomouc and in need of significant reconstruction, have yet to attract a buyer despite multiple auction attempts. Initially offered at CZK 262 million in late 2021, the property has seen its price steadily decrease.
Interested bidders must meet specific conditions, including depositing CZK 15 million before the auction begins. In previous rounds, bids had to match or exceed the minimum price, with each subsequent bid requiring an increase of at least CZK 100,000, according to Michaela Tesarová, a spokesperson for ÚZSVM.
The government’s attempts to sell the barracks follow the departure of the Regional Assistance Centre for Ukraine from the premises, with the Olomouc Region declining to take over the property due to the high reconstruction costs. The building, a cultural monument with a history of military use spanning 170 years, has been vacant since 2013. It features a four-winged design with a courtyard, including a historic chapel in the tower.
Efforts to sell the barracks began after the property was transferred from the Ministry of Defence to the Olomouc Regional Centre for Human Rights in 2017. The government approved its sale in 2020. Despite several price reductions, no buyer has been found. The property was initially offered at CZK 262 million in March 2022, with subsequent reductions in 2023 bringing the price down to CZK 111 million in the eighth auction round, which concluded in July.
