PKO TFI sells five retail parks to Lords LB Asset Management

11 September 2023

PKO TFI has sold a portfolio of five retail parks with a combined leasable area of more than 35,000 sqm to Lords LB Asset Management. The vendor was represented in the transaction by commercial real estate advisory firm BNP Paribas Real Estate Poland.

The retail parks sold by PKO TFI are located in mid-sized towns in central, eastern and western Poland: in Kalisz, Głowno, Puławy, Świdnica and Przemyśl. The smallest – with just over 2,500 sqm of leasable space – is in Puławy, while the largest is in Świdnica – it offers more than 10,000 sqm of retail space.

“The retail park sector, which has benefited from changing shopping habits and expectations in the last two to three years, is booming, with investment activity showing no sign of abating. The transaction on which we advised is testament to the potential and the strong trust of international capital in well-commercialised assets of this class, says Mateusz Skubiszewski, Head of Capital Markets, BNP Paribas Real Estate Poland.

The strength and potential of each retail park lie in their prime locations, recognizability and established market positions, as well as their strong tenant mix including popular and best loved retailers such as Biedronka, Rossmann, Media Expert, and Neonet. Non-food discounters present in the retail parks include Dealz, Pepco, Tedi, KiK, and Action. In addition, two parks are anchored by a Pizza Hut restaurant and a Leroy Merlin DIY store.

“The retail parks, which we have sold, have for years been important destinations for local communities. With excellent locations – always along the way – and a carefully curated store line-up, they remain appealing places to shop for local residents. By selling our portfolio to an experienced investor, a process in which we were supported by advisors from BNP Paribas Real Estate Poland, we are confident that these retail parks will maintain their strong market position,” says Paweł Welo, Director of Real Estate Investment, PKO TFI.
