Prices of new flats are stabilising, demand is decreasing and the market offer is increasing. Can people planning to buy new flats count on summer promotions? Do developers offer summer bonuses? What discounts can be expected? In which investments?
Agnieszka Majkusiak, sales director of Atal:
We calculate realistically the prices of flats, taking into account both the demand situation on the market and the cost situation, such as rising wages and rates for land and construction. Compared to the competition, we maintain an attractive ratio of the quality and location of the offered flats to their prices per square metre, which is confirmed by customer feedback. Therefore, our discount policy is quite conservative and takes into account the aforementioned factors.
We have a wide offer of flats in the eight largest agglomerations in Poland. Such a large portfolio of flats, in different standards, price ceiling and stage of construction, makes us consider each investment individually in terms of possible bonuses for customers. If we do use promotional tools, they are primarily flexible payment schedules, tailored to the customer’s needs.
Tomasz Kaleta, managing director of sales and marketing at Develia:
May’s sales results are consistent with the multi-year trend, which shows that this is a sales-weaker month. This can be explained by the large number of public holidays and lower demand due to higher sales in the first months of the year. Usually, demand for flats increases at the beginning of the third quarter, which is also what we are currently seeing, and the first signs of an increase in sales already appeared in June.
Weakening demand with an increasing supply of flats may give rise to downward pressure on prices, but it is worth noting that the situation in individual cities differs dramatically. In the largest markets, such as Warsaw and Krakow, the offer is still lower than in previous years, while in Łódź and Poznań its volume is breaking new records. Thus, I would not expect significant reductions in flat prices. With current construction costs, developers will sooner hold back supply, as they did after the outbreak of the war with Ukraine in 2022.
Piotr Ludwiński, Sales Director at Archicom:
We organise promotional programmes whose introduction is preceded by observations of the market environment and a series of internal and macroeconomic analyses. Thanks to this, the prepared offer responds to the most important needs of potential customers. During the summer period, they can count on a number of attractive promotional actions and opportunities to reduce the final cost of the property.
As part of a special promotional offer, every customer deciding to buy a property from our portfolio has a unique chance to win a luxury car. It applies to a limited pool of selected projects from Warsaw, Wrocław, Kraków, Łódź and Poznań. We also offer customers an option to support their decision to purchase – including a 20/80 payment, i.e. 20 per cent of the amount at the time of signing the contract and the remaining 80 per cent upon delivery of the flat, as well as exemption from rent payments for a period of 5 years.
We also offer support in the repayment of the loan until the construction of the reserved flat is completed, or turnkey, ready-to-move-in units. In our developments located throughout Poland, properties are also available at reduced prices, offered as part of the Bargains to the Square campaign. Individual promotions cover selected flats.
Zuzanna Należyta, Commercial Director at Eco Classic:
The market is beginning to stabilise, but flat prices are still rising slightly, between 1 and 4 per cent month-on-month, as the June figures show. The reason for this is primarily that there is too little supply even for the conditions of reduced demand. At the moment, customers have held back their purchase decisions due to the lack of clarity about the fate of the Credit to Start programme. We anticipate that the situation will become clearer in the autumn and then customers will see that prices are not falling and have no room to fall due to implementation costs.
Małgorzata Ostrowska, Director of the Marketing and Sales Division at J.W. Construction:
We are not in the habit of planning promotions well in advance. They rather appear spontaneously, as part of the optimisation of sales activities in given investments. At the moment, summer promotions are carried out in the Osiedle Kościuszki project in Chorzów and the Nad Odrą project in Szczecin, where we cover the costs of the notarial deed for future flat owners. This is a convenience that can reduce the initial cost of purchasing a property.
Promotions will also be waiting for the first customers of our premiere investments, such as Zielony Lewandow in Warsaw’s Białołęka, where sales will probably start as early as July.
Marek Starzyński, Sales Director, Okam Capital:
Among the holiday special offers we have prepared two, one for customers of the Strefa Progress investment in Łódź and the other for customers of the first stage of Cityflow in Warsaw.
In the special offer for Strefa Progress in Łódź, prices of two-room flats start from PLN 390,000 and discounts reach up to PLN 50,000. The special offer for Cityflow includes a 50 per cent discount on garage spaces.
We stand out in the residential market for, among other things, top locations with extensive surrounding infrastructure, a high standard of finish, as well as a range of pro-environmental solutions that enhance the comfort of residents’ lives, such as residents’ zones, fitness facilities, bicycle rentals and smart home systems.

In the upcoming summer period, our customers can, above all, count on a rich residential offer. New units will be on sale in Poznań, Szczecin and Warsaw. In the capital, we are making 145 flats available in the Miasto Moje project in Białołęka.
In Szczecin, new buyers will find semi-detached houses in the Nowe Warzymice project or multi-family flats in the Nowa Północ estate. In Poznań, on the other hand, we offer flats in the intimate investment Grunwald Między Drzewami, a development surrounded by an avenue of trees. In the near future we plan to introduce interesting promotional offers for our customers.
Mariola Żak, sales and marketing director at Aurec Home:
In the last two months, we have observed a slight decrease in the offer prices of flats on the Polish real estate market. This is a phenomenon that can be attributed to several factors, such as an increase in the supply of new developer investments and the growing creditworthiness of households, which is largely the result of higher wages. Although the fall in prices is not significant, it offers some hope for greater housing availability for those planning to buy property.
Developers, noticing the changing market conditions, are increasingly deciding to introduce promotions and additional facilities to attract customers. Customers interested in our latest investment, Fabrica Ursus, can count on special conditions for purchasing a flat. Thanks to our own sources of financing, we can offer purchasers selected premises in a high standard at prices starting from PLN 13,000 per square metre. The current market situation indicates a gradual stabilisation, which is a positive sign for the entire real estate sector. Price stabilisation allows both buyers and investors to better plan their financial decisions. This situation also promotes greater predictability and a reduction in the risk of sudden price fluctuations. Due to the current stabilisation of the market, we do not plan to introduce holiday promotions or summer bonuses in current offers.
Our focus is on maintaining the high quality of projects and ensuring their attractiveness in the long term. In conclusion, the current stabilisation in the real estate market is a positive development, as it allows for a sustainable development of the sector.
