Redstone plans to build a 1,000-bed student dormitory in Olomouc

The Redstone development group is planning to build student dormitories with roughly 1,000 beds in the vicinity of the historic centre of Olomouc and the main campus of Palacký University (UP). The complex will include a pass-through courtyard, underground parking and study rooms, a library, community and cultural spaces and a fitness centre. Petr Hlávka, a spokesman for Redstone, said yesterday that the developer is responding to the limited supply of student rooms in Olomouc with the dormitory project. The amount of the planned investment was not disclosed. UP has about 23,000 students, which is more than a fifth of the city’s population. The university halls of residence have a capacity of about 4,700 places. Due to the high demand, many students have to opt for more expensive private accommodation every year.

“UP is one of the three most prestigious Czech universities and one of the top 1000 in the world. Many renowned scientists and excellent students from the Czech Republic and abroad work here, and it is important for them to find quality accommodation in the city. A large number of international Erasmus exchanges and various scientific internships take place in Olomouc every year. That is why we think that our student dormitory project meets the demand, as it will offer quality housing in a perfect location with a wide range of facilities and services,” said Hlávka.

Redstone wants to build the student halls of residence on land adjacent to the Sokol sports complex. According to Hlávka, it was inspired by student accommodation in the UK and Germany. The design of the halls of residence was created by the Perspektiv studio. The Redstone company has recently been fine-tuning the technical parameters of the project, and in the coming months it will be the turn of the project documentation to be discussed.

“In the design of the buildings, we have placed emphasis on linking modern architecture with local history through elements of the Baroque fortifications on the site. The spacious balconies add dynamism to the buildings, naturally connecting the interior to the exterior and offering increased comfort to the residents. The brick cladding underlines not only the authenticity of the buildings, but also their individuality and character,” said architect Ján Antal of Studio Perspektiv.

The Redstone development group, owned by businessman Richard Morávek, increased its balance sheet total by 29 percent to CZK 5.249 billion in 2022 thanks to the addition of fixed assets. Redstone targets its development activities mainly in Prague, Olomouc and Pardubice. For example, the group is currently building the East Park Olomouc logistics and warehousing centre, which may include up to seven separate halls with production or warehousing operations. In Olomouc, Redstone recently completed the construction of the Envelopa Office Center office building.

Redstone’s other development activities include the Galerie Pernerka shopping centre in Pardubice and the restoration of a large area of former military warehouses near Velkomoravská Street in Olomouc, where the group plans to build a new urban district. In Olomouc, Restone plans to start construction of the last part of the new urban district Šantovka next year in the vicinity of the Galerie Šantovka shopping centre.
