Star Group to build 242 flats in Dolní Chabry, plans to invest CZK 2 billion

The Israeli investment and development group Star Group has started construction of 242 flats in ten low-rise apartment buildings in Prague-Dolní Chabry. It is the first stage of the project, and the group plans to invest CZK 2 billion in it and the construction of other parts. The apartments in the first stage should be completed and approved at the end of 2026. Six months ago, the group earmarked 120 flats for pre-sale, of which 40 percent have been sold so far.

The first stage of the Nové Chabry project has almost 20,000 sqm of residential space, which is divided into ten viladoms. The flats will have layouts ranging from 1+kk to 5+kk. Each apartment will have a balcony, garden or terrace. There will be parking spaces in the basements of the buildings. There will be a park with playgrounds and meeting areas. In one of the phases, a 3500 square metre sports ground will be built, which is about half the size of an average football pitch. It will include a multi-purpose field or volleyball court or facilities for table tennis and outdoor exercise.

The architectural and urban design of all phases of the project so far has been created by the architectural firm Loxia. Previously, it has worked on the design of the Prague Marina Nova project in Holešovice or the Břevnov Terraces in Prague 6. The concept of the greenery, the linear park and the large central park is the responsibility of Ferdinand Leffler’s studio Flero. The complex should offer civic amenities including a primary school and a kindergarten. The tram line from Kobylis to Zdibi will be extended within two years and a new stop will be built near the project.

The investor Star Group has been operating in the Czech Republic for 20 years. During that time, the group has completed more than 1,500 apartments and over 45,000 sqm of commercial space. Currently, Star Group has five large development projects in its portfolio at various stages of preparation and implementation. In addition to a new phase in Dolní Chabry, it is preparing for sale an urban housing project on the border of Karlín and Libeň, and a residential complex in the centre of Prague in Vinohrady is also at an advanced stage of preparation. At the same time, according to the press release, it is negotiating further acquisitions in the wider centre and inner city.
