Consultancy group TPA Horwath participated in 7 real estate transactions in the amount of 125 EUR million representing 20 % of the volume of all real-estate transaction closed in the Czech Rep. in 2012. There was EUR 600 million invested in commercial properties in 2012.
„We have reached a significant milestone in our history in the consultancy in the Czech Republic having participated in real estate transactions amounting EUR 1.5 billion,” says Petr Karpeles, partner of TPA Horwath responsible for real estate advisory. The sale of new office building City Green Court for EUR 53.7 million is among the most important transactions of the last year. In this transaction, TPA Horwath provided for the buyer – Deka Immobilien Investment GmbH – its services of due diligence, structure of transaction and SPA.
TPA Horwath monitored the changing trends in transactions and their finalization. “In particular, the length of the finalization process has extended, also buyers are more demanding and banks more careful regarding funding,” says Petr Karpeles from TPA Horwath. According to him, the interest of investors in green office buildings – offices with LEED, BREAM or DGNB certificates – have doubled. These offices represent 70% of all new offices built in the Czech Republic since 2010.
