Trei Real Estate GmbH has successfully completed the “Fischerhof” residential project at Zollhafen Mainz. This development delivers 88 modern apartments across a total residential floor area of approximately 6,500 square meters. Construction began in September 2021, and the residential units are now fully occupied.
The Fischerhof apartments range from one to six rooms and feature fitted kitchens, parquet floors, and underfloor heating. Tenants also benefit from 72 underground parking spaces and both indoor and outdoor bicycle parking options. Trei invested around 40 million euros in the project.
Pepijn Morshuis, CEO of Trei, expressed pride in the completion of Fischerhof, stating, “We are thrilled to finish yet another attractive residential development in an exclusive location. Its unique waterfront setting, high-quality home amenities, and proximity to the Frankfurt metro area have driven substantial demand among prospective tenants. Moreover, the project significantly contributes to the creation of much-needed new homes in one of Germany’s most sought-after regions.”
The Zollhafen locality, a former customs port in Mainz, is undergoing transformation into a vibrant urban quarter centered around an eight-hectare port basin adjacent to the Rhine. The Fischerhof complex is part of the Hafeninsel II development site, spanning approximately 5,500 square meters. The site’s man-made canals create a distinct waterfront ambiance. Additionally, an art project in the landscaped courtyard enhances the maritime atmosphere of the housing estate. Outdoor seating resembling waves surrounds buoy-shaped sculptures, inviting residents and visitors to relax and linger. This urban art project, developed by Thomas Leu, was implemented in collaboration with KUNST RAUM KONZEPTE, an art advisory firm based in Bonn.
Fischerhof is one of two construction projects Trei is undertaking at Zollhafen. The neighboring site, Hafeninsel III, is home to the Lotsenhof complex, which includes 95 apartments. In 2022, the development was sold to Competo Capital Partners GmbH, an investment and asset management firm, and was handed over upon completion in January 2024. Currently, Trei has approximately 1,400 rental apartments under development in Germany, focusing primarily on multi-family homes. These developments are located in cities such as Berlin, Hamburg, Munich, and Düsseldorf, in addition to Mainz.
