UBM Development Czechia has prepared a model apartment in a modern, timeless design in the new residential project Astrid Garden in Prague 7 – Holešovice. The complex of seven new buildings and one reconstructed original building from the early 20th century offers a total of 138 apartments, half of which have already been sold. The project, which is being built with BREEAM environmental certification, will be completed in July 2024. The sale is being handled exclusively by the real estate agency Lexxus Norton.
Construction of Astrid Garden, sensitively set within the existing development, will be completed shortly. The residential development comprises eight sections of two, four and six storeys with a through green space in the centre of the site. Due to the architectural concept, the individual sections are intimate in character and each has its own entrance and lift. Regularly stepped facades provide light to the interiors. UBM is currently implementing outdoor paved areas and landscaping. Inside, contractors are installing doors, paving in common areas and stairwells, and finishing garages.

The 51.5 m², 2-bedroom sample apartment is located in the new Building F. The interior design places maximum emphasis on functional use and the presentation of the project’s standard of workmanship. Spatial aesthetics is kept in mind in the concept, the individual rooms are pleasant and cosy. The living room with kitchenette is connected to a spacious balcony. The apartment is bright thanks to large windows.
“We designed the apartment in accordance with the natural material of the oak wooden floor. The furniture in the living room, kitchen, bedroom and hallway comes from the Czech manufacturer Hanák, realised by Hanák Ateliéry, in champagne and white in combination with natural oak veneer. In the living room there are accessories from the design line of Ton and Javorina. In the bedroom, we have chosen an upholstered bed with a distinctive headboard by Hanák as the dominant feature, which is matched by a built-in wardrobe, integrated shelves and a work desk with a chair imaginatively resembling a log, also from the Ton design line,” says David Lukas, chief architect of UBM Development Czechia.
The interplay of wood and glossy white surfaces is evident on the L-shaped kitchen counter, which is also mirrored in colour on the tiling and marble worktop. The appliances are Siemens.
In the nice hallway there is a built-in wardrobe with a mirror, which visually opens up the space. In the bathroom there is a bathtub, a toilet, a sink with a lower cabinet and a backlit mirror. The architect UBM selected the furnishing products from the collections of VilleroyBoch, Hansgrohe, Kaldewei and Marazzi.
The selected accessories meet the requirements for practicality and aesthetics. “Design lighting from Artemide and the world-famous glassworks Brokis play a major role. Glass also appears in the interior in the form of vases,” says David Lukas, adding: “We have enlivened the rooms with textiles and a set of bed linen or towels in pastel colours. The curtains in a warm shade of light beige soften and unify the space. Other small decorations, such as a storage shelf in the hallway and wall hangers, are made of natural wood. The original paintings by the students of the secondary school of arts and crafts are the pearl.”

In addition to the private gardens and roof terraces, there is a richly planted enclosed courtyard creating a peaceful environment for future residents. In keeping with the company’s corporate strategy of “green, smart and more”, a number of eco-friendly features are included. Rainwater from a storage tank is available for irrigation. In the sections of the apartment building facing U Průhonu Street, heat recovery is installed in the units. The project was designed by the renowned and multi-award winning architectural studio Bogle Architects.
The benefit of the complex is also the location of Prague Holešovice offering excellent transport connections and varied civic amenities in the immediate vicinity, including schools, kindergartens, restaurants, grocery stores, bakery, cafes, polyclinic, premium fitness club, etc. Easy travel around the metropolis is provided by several tram lines and the nearby metro stations C – Vltavská and Nádraží Holešovice.
