Varyáda shopping centre in Karlovy Vary will undergo an extensive transformation

21 November 2023

The construction and reconstruction of the Varyáda shopping centre in Karlovy Vary, which cost more than EUR 40 million, will start this December. In total, it will include two construction phases with a cumulative duration of 23 months. Once completed, it will bring new global brands to the region, a Premiere Cinemas multiplex with 6 screens and a range of restaurants and modern cafes.

The Varyada Shopping Centre, which is in the portfolio of investment company EPG Group, will soon undergo extensive renovation. “We have earmarked more than EUR 40 million for the planned refurbishment and modernisation of our centre in Karlovy Vary. We believe that the result will be appreciated not only by our tenants, but also by customers coming for shopping,” says Barbora Tesnerová, Executive/CFO of EPG Group.

The Varyada modernisation plan will focus mainly on the extension, in the supply part of the existing centre and further on the front part. “The new Varyáda will offer more than 100 retail units and the total area of the centre will increase to 27,000 sqm,” says Linda Ryšavá, Head of Planning and Construction. The dining area will also undergo a transformation, which, once completed, will offer more than 8 gastro units with a variety of offerings. The entire dining area will accentuate global trends and there will be considerably more greenery.

“Some of the units will remain in the same location, but will undergo renovation of the interior elements. Other units will be relocated to newly created or adapted spaces,” says Martin Novák, Asset Manager of EPG. “Karlovy Vary residents definitely deserve the expansion of the shopping centre, especially with the addition of a modern Premiere Cinemas multiplex cinema,” adds Martin Nikodém, shopping centre manager.

The completion of Varyáda will increase the attractiveness not only of Karlovy Vary, but also of the entire region. “There will be shops that were missing in the town and people will not have to travel to Pilsen or Prague to buy their products. In addition, more jobs will be created here,” said Martin Malý, marketing and communication director of EPG. “We are already negotiating with potential tenants and looking for other prestigious brands to approach so that we can complement the existing tenant mix and expand the current offer of the centre with new shops and services as soon as possible,” concludes Miriama Malewska, Associate Director in the Retail Leasing Department of CBRE.
