YIT has started construction and sales of the new Sija Kamýk project in Prague 12, which comprises 122 residential units, most of them with a balcony, terrace or front garden. In order to meet the set environmental goals, the developer will also incorporate ecological elements such as retention tanks or solar panels. The project should be completed by the end of 2025, so the new residents could move in by spring 2026.
The new building in the Prague-Kamýk district will offer 122 units with layouts from 1 + kk to 4 + kk and sizes from 30 to 116 sqm. Most of the apartments have balconies, terraces or front gardens. Some of them are prepared with front window blinds, most of them with triple-glazed windows. Heat recovery units will be installed in selected apartments. For the apartments on the penultimate floor, preparation for the installation of air conditioners is also planned. On the top floor, an apartment unit will be built with above-standard equipment.
The project will include basement cubicles and a carriage house, as well as garage parking spaces. Family moments of comfort can be spent in the quiet courtyard. A private area accessible only to residents will offer a pleasant seating area and space for washing bikes or dogs. During construction, YIT will revitalize the public area with a park and plant new greenery. It also plans to repair the sidewalks and create a workout zone or a new playground. With a view to expanding the amenities in the project, the developer will also build four commercial spaces where small shops and services can be established.
The Sija Kamýk project is being developed by revitalising the brownfield site of a former construction site facility, later used as office buildings. The L-shaped residential building, with 2 underground and 10 above-ground floors (with the last one receding), is dominated by a distinctive corner bay window, the wall of which will be further divided into balconies along the main street. The design, by AGE project, is in an elegant, timeless Nordic style and seamlessly relates to the surrounding buildings.

Those interested can now look forward to purchasing 2+kk flats with a kitchenette including appliances included in the price, and 1+kk units are also fully equipped with furniture,” says Dana Bartoňová, Sales Director of YIT Stavo, adding: “As part of our environmentally friendly approach, we will incorporate a number of ecological elements into the project.” In the new building, retention tanks have been designed to capture rainwater, which will be used for watering the greenery. All lighting in the common areas will be provided by energy-saving LED lights. In addition, the developer plans to use water-saving fittings to reduce water consumption and place solar panels on the roof to reduce electricity consumption in the common areas of the house. The installation of the PV will reduce CO2 emissions by approximately 6 tonnes per year. For some apartments, the new owners can look forward to heat recovery units, which mean savings on energy costs. The project includes an outdoor fast-charging station for electric vehicles and preparations for a self-service delivery booth. This will bring the convenience of picking up and dropping off packages at the resident’s place of residence to future residents, while helping to reduce the carbon footprint from excessive traffic by reducing the number of individual delivery routes. The construction will partly use recycled concrete, where natural aggregate is replaced by crushed mixed demolition waste. Thus, its main advantages include saving natural resources and the energy to extract them and promoting a circular economy.
There is a grocery store close to the apartment building, and for larger purchases you can go to the nearby OC Novodvorská Plaza. There are kindergartens, primary schools and a grammar school nearby, and the Police Academy of the Czech Republic is also nearby. The Thomayer University Hospital can be reached in 4 minutes by car, and the Institute of Clinical and Experimental Medicine (IKEM) in 5 minutes. Leisure time can be spent in two branches of the Cultural Centre “12” offering a rich programme for children and adults. Transport connections are provided by a bus stop located literally around the corner, from where you can connect to metro C – Kačerov or Budějovická, metro A – Želivského or metro B – Smíchovské nádraží. At the same time, the planned new metro stop D – Nové Dvory will be built within walking distance.
The location offers many opportunities for sports and recreation. In close proximity to the project there is a bathing biotope Lhotka. The Hodkovičky forest park with the Zátišský brook and pond and the Dvorecký brook and pond invite to pleasant walks. You can also visit the Kamýk forest with its zoo, the nature trail “We do not laze in the green” and a children’s playground. The Tempo tennis centre or the squash arena near the apartment building will take care of sports activities. Last but not least, you can use the surrounding public playground for ball games or the outdoor gym.
