Cincinnati-based Viking Partners LLC has purchased the Southchase Village shopping center in Southwest Orlando for $21 million. The 229,410 square-foot shopping center is located at 12381 S. Orange Blossom Trail and traded for just under $92 per square foot. Built in 1990 the center features national tenants Aldi, Bealls Outlet and a Touchstar Cinemas seven-screen movie theater. HFF senior managing director Brad Peterson and associate director Whitaker Leonhardt represented the seller, Equus Capital Partners Ltd. Viking Partners, LLC purchased the asset free and clear of existing debt.
“The Orlando shopping center environment continues to see improvements in fundamentals and attracts a wide variety of investors,” Leonhardt said. “Southchase Village is a great example of investor interest in value-add opportunities in Orlando, evidenced by the fact that HFF was able to generate more than 20 offers on this shopping center. The combination of high traffic counts, strong tenant mix and explosive residential and employment growth helped facilitate a successful transaction for all parties.”
