ATAL in the Żerniki district of Wrocław, has started an in- vestment at Berg and Lipińskiego Streets. It is part of the unique urban concept WuWA2, which the city of Wrocław is developing in the vicinity of the City Stadium. It is inspired by the interwar idea of a model housing estate, being a fully functional living space. In the first stage of the Żerniki Na Novo investment, five 6-storey buildings, 289 flats and 7 commercial premises will be created. The estate was designed by a team of ATAL architects.

This way of operating is close to our hearts. ATAL prefers multi-stage projects which contribute to the creation of new neighbourhoods, with care for infrastructure and the comfort of their future residents,” says Angelika Kliś, a member of ATAL S.A.’s management board.
With these words, she refers to ATAL’s previous investments in the area – ATAL Nowe Żerniki I and II – completed in 2016-2017.
Sales of flats at the Żerniki Na Novo development have already begun. A square metre in developer condition costs between PLN 10,300 and PLN 13,900. Customers can choose from units ranging from 30 to 84 sqm, with layouts from 1 to 4 rooms. Most of the units on offer (181) are threesomes. Most of the flats have balconies, and selected units also have spacious terraces or gardens. For an additional fee (from as little as PLN 999 per square metre), it is possible to finish a flat “turnkey”, using one of the three options of the ATAL Design finishing package.
The modern buildings will fit in with the surrounding space and their shape will refer to the classic style, consistent with the concept of a model estate. Contrasting colours, wooden accents and numerous glazings will give the whole an original character. Intelligent lighting will provide tenants with a sense of security, but also introduce a cosy atmosphere. It will be complemented by elements of the estate’s signposting and visual identification system, consistent with those adopted for the entire WuWa2 concept. In accordance with its guidelines, ATAL designers also selected materials, including finishing, small architecture and public spaces, matching those planned for, among others, the Radinga Passage – the main pedestrian promenade of the model quarter.
The Żerniki Na Novo estate will be decorated with carefully selected plant compositions, and interestingly arranged relaxation areas for residents will be created. The buildings will also include areas for spending time together and being active, such as a yoga area and an area for the youngest.
What is very important in the WuWA idea is social contact. The way the outdoor areas and common spaces on the estate are developed will definitely foster them – underlines Angelika Kliś, a member of ATAL S.A.’s management board.
Since 2016, when the first buildings were erected here, the immediate surroundings of the Żerniki Na Novo estate have been developing dynamically. There is already everything here that makes everyday life easier: numerous shops, service and catering establishments and a kindergarten. The estate is only a few minutes’ walk from tram and bus stops, which provide efficient access to the centre and other districts of the city. The almost direct vicinity of the main roads leaving the city (AOW and A4 autobahn) will allow for quick travel in every direction.
In addition to excellent communication, it is worth noting the immediate surroundings of the estate. It is a perfect location for nature lovers. Only a few minutes by bike separate the investment from the popular Glinianki swimming pool and allotments, and a dozen or so from the Pilczycki Park and Kuźnicki Forest.
Those who like to keep up to date with the most important events in the area will appreciate the proximity of the Tar-czynski Arena Wrocław stadium. In addition to special sporting, entertainment and trade fair events, an ice rink can be used here in winter. The neighbourhood of the Żerniki Na Novo investment is also the centre of a rich recreational infrastructure, including a karting track or a pump truck.
The nearest educational institutions are not far away. A pre-school is available on the estate and a primary school is within a few minutes’ drive.
The thriving development of this part of the city means that many new developments are planned in the neighbourhood. A road with cycle paths is being upgraded on nearby Kosmonautów Street. This will improve the exit towards both Środa Śląska and the city centre. In the near future, there are also plans to extend the tram line with a depot and a modern and multifunctional sports centre.
