One United Properties secures EUR 20 Million financing boost for One Cotroceni Park Office

One United Properties has announced a significant EUR 20 million increase in financing for the development of One Cotroceni Park Office Phases 1 and 2. The additional funding, provided by Banca Comercială Română S.A. and BRD Groupe Société Générale S.A., will be used to reimburse shareholder loans and cover other costs related to the credit facility increase transaction.

In 2021, One United Properties initially secured a financing agreement of EUR 78 million for the first two phases of One Cotroceni Park Office. The original financing was provided by Banca Comercială Română S.A., BRD Groupe Société Générale S.A., and Erste Bank A.G.

One Cotroceni Park, one of Bucharest’s largest urban regeneration projects, is developed on a 5.8-hectare site formerly occupied by the Ventilatorul factory. This sustainable development has revitalized the area, offering a mixed-use real estate concept that includes residential, office, and commercial spaces.

Phases 1 and 2 of One Cotroceni Park Office have achieved occupancy levels of 94 percent and 90 percent, respectively, reflecting strong demand for sustainable and high-quality workspaces. The office spaces are certified LEED Platinum and WELL Health & Safety, attesting to their sustainable operations, minimal environmental impact, and prioritization of occupant well-being and optimal workplace conditions. These spaces are home to renowned international companies such as Siemens Energy, Ford, Superbet, Stripe, and BAT Global Business Solutions.

In addition to its office components, One Cotroceni Park includes approximately 900 high-end apartments and a variety of commercial spaces offering leisure, dining, sports, and relaxation options. The development aims to provide an integrated and sustainable living and working environment for its residents and tenants.
